🌊 The private Glenn Shores association beach is approximately a 10-minute walk from the home.
😴 Both lower-level bedrooms feature air filtration and dehumidifier systems for added comfort, along with fans in every bedroom throughout the home.
❄️ The main level is cooled by two powerful air conditioning units, while the lower-level bedrooms remain naturally cool year-round. Additional heaters are provided for cozy winter stays.
⚠️ Please note that the staircase to the lower level is steeper than average and may not be suitable for young children or guests with mobility concerns.
🔥 Firewood and propane are not provided but can be easily purchased locally if you'd like to enjoy the fire pit or grill during your stay.
🚭 The MidMod is a strictly non-smoking and non-vaping property, both indoors and outdoors.

The house was well appointed and beautifully decorated. The location was private and beautiful and the neighborhood beach was one of the highlights of the trip. The enclosed porch was wonderful to have a relax in, especially during a summer storm. It really was the perfect blend of comfort and nature. Phil and his team were always incredibly helpful and responsive. My family and I really enjoyed the house during our stay. It was a perfect location to be able to explore all the towns around it!

The pictures did represent the house well, and the backyard was very secluded and private. Lots of deer to see! The beach is down a very long hill and might be worth mentioning so not caught off guard. Still unsure if you can drive down to the beach. Seemed to be permitted but I thought the directions said no.

Mice issue that we were not made aware of in advance. Coffee was not stocked and cobwebs all over the exterior of home. Inside was amazing decor and cozy kitchen vibe! Overall disappointed in spending $900+ for the night and having a dead mouse in kitchen when we woke up. Unfortunately, do not think our standards were met for the price. Host was communicative and we did greatly appreciate that!

Had a great family vacation at Phil’s place! Beautiful private setting and the home is just as described. We stayed with three young kids who loved walking to the semi-private beach and outdoor space. Phil did a great job letting us know potential pitfalls of that property for young kids (mostly the steep stairs) and we were easily able to navigate without any trouble at all. He was very responsive and proactive in communicating with us and also sent great recommendations for things to do in the area which was so helpful! Would highly recommend and wished we could have stayed longer!

My family and I had a great stay. The description is accurate — it worked well for a family vacation and would be just as good for a group of friends. The main living area and outdoor space layout are excellent for hanging out. I also appreciated that all three bedrooms were comfortably appointed for adults. The walkable private beach access is lovely also. We would definitely stay here again.
